Quality Foundation Repair to Address Settling in McKinney Home
We recently received a call regarding a settling issue. Our customer’s home was already showing some of the symptoms we mentioned earlier!
The house had several caulking separations, the largest of which could be found on the side of one window and along an expansion joint. Our client also noticed a sheetrock crack forming in their ceiling.
After conducting a thorough inspection, we determined that the problem was in fact pretty recent and most likely caused by the large tree close to the front of their house. The tree had been removing moisture from the clay beneath the home, making the clay shrink. As a result, the house had begun to settle towards the front.
Had the customer not called us sooner, the caulking separation would have grown in size and affected more parts of the house. More cracks would pop up on their walls, which could endanger their safety in case further erosion or other natural disasters were to happen. Not to mention how much more expensive it would be to deal with replacing all the doors, windows, or busted pipes that would be affected!
Our fix? Easy! We recommended that piers be installed along the front of the house to lift and stabilize it and that the tree be either removed or have a root barrier installed. The homeowner went for tree removal, as he didn’t particularly like it to begin with, and received permission from the Homeowner’s Association to do so.
The PermaTech team then went ahead and installed our PT2 System, which is a rebar reinforced concrete pressed piling. This is a very effective pier for the McKinney area, with cylinders pushed until the refusal section of the ground. Doing so assures their house is now being supported by a more restrictive layer of soil. The rebar helps prevent the piers from becoming misaligned during installation which guarantees security and safety.
