Making Dreams Home for Future Homeowners with Foundation Repair in Garland
For this week’s project, a home investor that wanted to sell a house needed our help. Unfortunately, the property required a lot of fixes that he had to take care of before he could make a sale. Our client was worried about the house’s foundation in particular. That was our cue to save the day!
We immediately responded to their call for help. Our team checked the house to find out what was the main cause of the foundation problem. Upon closer inspection, we noticed there were crape myrtles and a large tree near the home. Their roots had been pulling excessive amounts of moisture beneath the house, causing the soil to shrink and the foundation to fail.
Because of this, the expansion joint of the house had opened up. There were other obvious signs of brick and mortar damage as well as a couple of sheetrock cracks. Overall, it wasn’t a pretty sight for any buyer to see.
For our client, getting the house repaired was a huge gamble. He could end up spending a lot of money just to have it fixed only for more damage to take over due to the movement done during the repair. We understood his point of view and reassured him that we’ve handled similar cases before and we can help him with this one.
Our PT1 system was the best option for this foundation issue. We had used this for previous projects we handled for other homeowners. This system consisted of solid concrete piling driven into a restrictive layer of clay beneath the house, enabling us to repair the damages without costing too much.
Our team used 7 piers around the perimeter of the garage. We even provided the home investor with an engineering report and leak tests. This information will not only give the client peace of mind with regards to our repairs, but it will also help them sell the property without any headaches.
With the help of proper communication and real-time updates, as well as a suite of in-house automation project management designed by our company, this project only took us one day. We made sure to finish on time as we understood that the home investor needed to get the house sold soon.
With the foundation problems fixed, the investor can now focus on the other easier and smaller repairs. We wish him a successful sale!
