Most homeowners assume that the most important part of their home is the roof. While our roof is the component that protects us from different elements outside, it’s not the only one that keeps us safe. The foundation is what supports our home and bears the weight. Without a solid foundation, it’s only a matter of time until you experience some serious damage to the structure.
Homeowners should not disregard foundation problems. They should not also procrastinate on foundation repairs as these can lead to more costly repairs later on. Aside from how expensive it is to get these bigger foundation problems fixed, you may also put yourself and your family in danger from the structural damage (and other bad effects, insect infestations included) that they may cause.
In this week’s featured project our team helped a homeowner in McKinney with a foundation problem. Here’s what happened.
Installing Piers to Prevent Damage from Failing Foundations in McKinney
A homeowner in McKinney noticed a large separation on his expansion joint on the side of his house. He was worried that this potential foundation movement would damage the new floors that he previously installed. The homeowner immediately decided to contact our team as soon as he noticed the separation.
Upon arriving, our team immediately inspected the surrounding area and found two possible reasons. First, there were some large trees surrounding the front of the house, which had affected the integrity of the soil beneath. Second, the neighborhood has a history of the front of homes failing in this pattern. It was our belief that the builder did a poor job of compacting the ground there, resulting in more unstable soil.
Our plan determined that 11 piers would be needed around the perimeter of the front of the house. The homeowner elected to install our PT3 system because this was something he didn’t want to deal with again in the future.
The PT3 system involves pilings that are double-walled, sleeve-locked, concentrically-loaded, and steel-pressed. These are much stronger than your average concrete, so they can successfully lift the house back into place and stabilize it.
We gave attention to every aspect of the project to fully meet our client’s needs. The home was now level, and the separations had even closed up. As a result, they now have a quality foundation that will last for the years to come.
