Oftentimes, the culprit behind your foundation problems is just sitting in your yard, providing you shade or adding beauty to your landscape. Yes, we’re talking trees! Having trees on your property comes with many benefits; but it can also cause a lot of issues, especially if the trees are too close for comfort to your home.
A lot of foundation problems are caused by tree roots invading the clay beneath your foundation. Roots are “heavy drinkers”, sucking out so much moisture that the soil will shift (and your house along with it). This results in problems like wall cracks and expansion joint separations. If you suspect that your foundation is failing, it’s definitely time to call in the foundation repair professionals… Just like what this week’s featured client did before their issues got out of hand!
Handling Foundation Problems for McKinney Homeowners
Our McKinney client started to notice a few sheetrock cracks near the front of their home. At first glance, one would think that the cause of these cracks would be the usual wear-and-tear that comes with the passage of time. But as we like to say, it’s better to be safe than sorry! Wall cracks are often a sign of structural problems, which is why this homeowner decided to call us.
The moment our customer contacted us to check their foundation, we discovered that they were dealing with more than sheetrock cracks. There was a pattern of elevations that suggested the front right corner of the house’s foundation was beginning to lose its hold.
After taking note of these issues, we evaluated the area to determine the cause of the problem. The corner where the foundation was failing was close to a tree. We deduced that this side of the house used the most fill dirt prior to installing the foundation. There were also two large bushes and small trees right next to the said corner. On top of all that, having no gutters resulted in major soil erosion issues.
With all these factors put into consideration, the best course of action would be to resolve the issue right away. Otherwise, it will just become a catalyst that would lead to more serious problems that would affect our customer’s safety, comfort and budget.
The homeowner had actually contacted several contractors, but he picked us. We were the only company to suggest that he should put piers around the perimeter AND underneath the front porch. Our team has had extensive experience with similar house plans. We knew the builder poured extra grade beams under the front porch, and that the extra weight needed support underneath. In the end, we were correct about extra beams under the porch. He made the right decision of trusting our expertise.
Our client had also raised a few concerns about the repair costs, so we offered the most cost-effective recommendation—our PT2 system.
Budget-friendly and reliable, the PT2 system involves concrete pressed piling piers uniquely designed to fix foundation issues at lower costs. The system works well with the different types of soft soil found all over Texas.
Aside from the concrete piers, we also use quality steel rebars to help keep the concrete pilings locked together. This won’t displace easily, ensuring your foundation will remain stable for a very long time!
Our team loves going above and beyond, so we also cut down the two problem bushes for our client. We then used the extra dirt to help resolve their erosion issues. The homeowner will also be following our advice on installing gutters to further prevent erosion.
The rain was the biggest challenge, as an unexpected rainstorm interrupted our work. However, our team powered through it and wrapped everything up in two days. With the issue fixed, the homeowner was very satisfied with the output, service, and quality. All in a day’s (or two) work!
