Our client in Denison was certainly over this situation, which kept happening. They noticed that large amounts of water would flow into the crawl space and garage. As a result, some of their stuff gets ruined and they have to clean out mud and dirt in the garage.
They hired an engineer, who called for 8 drilled concrete piers and a french drain to be installed. That’s when the homeowner came to us to get the work done.
Stabilizing the Foundation with Drilled Concrete Piers
As per the engineer’s recommendation, we needed to install 8 drilled concrete piers and a french drain along the front and sides of the home. This will keep the water from going under the house and into the crawl space.
We augered holes where the piers would be, which ended up being 8 feet into the ground. We then mixed and poured concrete into the holes along with the rebar.
It took a week for the concrete to cure. After that, we came back to and were now able to lift and stabilize the foundation. This is an old type of pier that’s good for homes with pier and beam foundations and that have a small perimeter beam.
Preventing More Water Damage with French Drain
Once we’re done installing the piers, we went on to installing the french drain along the front and right side of the home. These were the areas that the water came in from.
We dug a 36 inch deep trench, lined the side close to the house with a solid HDPE plastic lining, then placed a pipe surrounded by gravel and soil separator fabric. The plastic lining is to add another layer of protection to prevent water from going under the house. We also cleaned out the existing drain in front of the garage.
Other than waiting for the concrete to cure, this was a quick 4-day job that had little inconvenience to our client at all. From now on, they have a stronger home foundation and will not be bothered by water going under their house anymore.
