Finding the perfect home is very similar to searching for your dream partner. It will take some time, but when you find them, you know they’re the one. But what do you do if you find out that perfect home isn’t so “perfect”? Does the dream turn into a nightmare, or do you work it out?
Our client had just purchased his home in Plano, Texas. The house was inspected so he could have a heads up on what potential problems he may encounter. It was discovered that there were a few brick separations on the house’s exterior and a couple of minor door issues inside. Both were signs that the foundation of the house had heaved or settled, resulting in damage. The inspection concluded with the findings that there was a minor foundation issue around one corner of the house.

Instead of backing out of the transaction, he was able to work out a deal with the seller. Work would be performed after the purchase, which is where we come in!

He made the right decision to take care of the foundation problems as soon as possible, while he was only dealing with a few cracks. One should not wait and leave the foundation in distress, as doing so will lead to major structural damage in the future. Foundation issues can even cause roofing problems in some cases. Any warning signs of a failing foundation such as cracked bricks or uneven floors should be reported to a foundation expert right away.
Foundation problems can be caused by plumbing leaks, improperly compacted fill, expansive clay, poor drainage, and more. The tree roots were growing way too close, which not only displaced the soil but also sucked the moisture from the clay underneath. With the soil’s integrity compromised, the foundation of the home had shifted.
The Cause
To address the existing problems and prevent any new ones from arising, our team installed the PT2 system. We pushed 9 concrete pressed piling piers deep into the restrictive strata underneath the perimeter around the front corner of the house. These pilings are locked with steel rebar so they won’t be horizontally displaced. In addition, the concrete used is much stronger than the concrete typically used in construction projects.
