Home Inspection in Little Elm Reveals Failing Foundation
Buyers were taking a look at a home in Little Elm, when the home inspector noticed cracks and separations on the exterior of the house.

These signs were consistent with foundation problems, so they decided to call us. It was a good thing this was spotted early during the buying option period, as the new buyers were able to negotiate the price of the house down to accommodate the foundation repairs our team would have to do.
We performed an inspection, and deduced that the large trees surrounding the front of the house were affecting the moisture content under and around the home’s foundation. Their roots would “pull” moisture from the soil, causing it to become unstable.
Installing a State-of-the-Art Foundation Repair System
The best solution for their problem would be our state-of-the-art PT2 system. This system consists of concrete piers reinforced with steel rebar. Our team began by opening the holes every 6 to 8 feet under the perimeter grade beam of the foundation around the front of the house.
We made sure to place a pier under each corner for better stability. Once the holes were opened, we drove the piers down into the restrictive layer of clay beneath the house’s foundation. This will lift the house off of the pier to the desired elevation.
This required 14 PT2 piers and 3 concrete breakouts, one of which was in the garage.
We then filled the holes back in and cleaned the site. All of this was completed in one and a half days.
