This week’s featured project takes us to McKinney, Texas. A homeowner had noticed cracks popping up around in the brick, stone, and caulking of their house, signs that something was wrong with their foundation.

In fact, when we checked everything, we discovered that their house’s foundation was settling mainly towards the front. The foundation at the back of the house was starting to do the same as well.
After our team had cataloged all the damage and taken elevation readings across the foundation, we were able to identify the cause. Their foundation issues were because of a few large trees located too close to both the house’s problem sides. As we all know, trees are VERY thirsty. Their roots will suck up the moisture from the clay beneath our homes, resulting in soil movement and a lack of soil integrity that will affect the foundation.

Installing our PT2 System and 2 Root Barriers for Efficient Foundation Repair
Our team of foundation experts installed 13 piers of our PT2 system around the front of the house to address the issues. This is driven into the restrictive layer of strata beneath their home to lift it home and stabilize its foundation.

To install some piers, we needed 4 concrete breakouts. The homeowner decided to have them installed inside the garage to protect the outside concrete. With the breakouts isolated inside the garage, the curb appeal of their house isn’t affected. The homeowner can even resurface their garage floor to hide the patches later on.

We then installed a 15-foot root barrier for the tree at the front and an 18-foot root barrier for the tree at the back.

Installing root barriers will sever any roots that have gone too close to the foundation while preventing any new roots from growing in that direction in the future.
