One leading cause of failing foundations is poor drainage. When the water around your home is not draining properly, it can cause quite the damage on your foundation. One example of poor drainage is when the water flows toward your house, not away from it—which is the exact opposite from what you want! Situations like that will cause the soil around the home to expand rapidly, which will push the foundation up. This excessive movement compromises the structural integrity of your foundation, resulting in it failing. Foundation Problems at a Hangar in Bells, Texas
This week’s featured project takes us to Bells, Texas. A homeowner had a private aircraft hangar and a small apartment on their property. They had started to notice how the right side of the hangar was sloping noticeably, which wasn’t how it was before! Aside from that, the large hangar doors would often be impossible to open or close, depending on if it had rained or not. Plus, the apartment doors had practically become inoperable.
After conducting our usual inspection, we were able to identify two possible causes: the drainage on their property was very poor, and the foundation was already failing. Our recommendation was to install piers and gutters, as well as regrade the ground around the hangar to allow for proper flow around the hanger.
Installing 29 Piers For This Big Project
For this project, we installed the piers.
We needed to install a total of 29 PT2 piers around the right side and the front of the hanger.
Our team also installed piers under some interior grade beams inside the hanger. To do so, we had to bust out some concrete.
Since heavy machines would need to transverse those patches, we had to ensure that they wouldn’t break under pressure. This involved our crew properly reinforcing the concrete patches with rebar, which we always do with projects like this.
One thing to take note of was something we discovered during our initial inspection, We noticed that the interior concrete in between the hangar beams would be much too weak to span the void space we would create after lifting the hanger. During the project, this was confirmed. If left alone, this would have been very dangerous, so we immediately hooked the homeowner up with another contractor who pumped a concrete mud slurry mix under the slab to fill that void. All in all, this was a big project that took roughly three days to complete.
