And when there’s water, there’s also erosion. The water’s movement pushes soil here and there, causing uneven settling and damage to your home’s foundation and more. And because we can’t force the soil to stay still, the best solution is to always fortify your foundation against naturally induced damages.

Just this week, we were able to help a homeowner from Coppell, Texas who had drainage issues. We have successfully handled similar projects multiple times, so this drainage project was nothing new to us.

Our customer was struggling with draining problems near the back of his house, around an enclosed patio. He noticed that whenever it would rain, the water would penetrate the enclosed area and even enter his house, which ruined the flooring and trim in the living room.
The main cause of the damage was water. Not only was the rainwater causing problems outside their home, but it also caused multiple, costly damages inside their house.After a close inspection, we suggested that the best solution would be to install a French drain around their enclosed patio. This would collect the excess water and then direct it to a dry well in the lowest corner of the backyard instead of into his house.
First, we made sure to have all the utilities marked so we wouldn’t accidentally take out the internet or power for the neighborhood. Next, our team tied in a couple of gutter downspouts and a couple of AC condensation lines that were dripping water like crazy. We then started installing the French drain.
For the French drain to work efficiently, our crew dug an 18-inch-deep trench and lined it with a soil separator fabric. The fabric allows water to travel through it but keeps out dirt to that could clog the drain. This comes especially in handy during the rainy season.
Once the fabric was placed, we added the gravel and a 4-inch smooth-walled drain pipe with holes in it. Any water will be sucked into the gravel, where it fills up the trench. Then, it will make its way to the pipe to finally travel downhill away from the area.
We ordered a little bit more gravel than needed for the French drain, so we filled in the top of the flower bed and further down to give the perimeter of the enclosed patio a more finished look.
The dry well we installed is very similar to the French drain, except we installed a very large container in the middle of it to help boost the volume of water it can hold. As the water sits there, it is slowly released into the soil where it will slowly percolate into the surrounding soil. Since it is released slowly, there’s a lower risk of erosion problems compared to just dumping all the water on the surface.
Our client planned to sell his house as soon as possible, so it was crucial to act fast and make sure that everything would be fixed.
