Addressing the Results of Foundation Neglect in McKinney TX
A McKinney homeowner came to us with an evaluation report from an engineer who had already made an assessment of our client’s foundation problems and located the focal point of damage.
The garage was showing signs of brick and sheetrock damage because it was beginning to settle. The engineering evaluation called for piers around the garage to prevent the settling from getting worse. It was lucky that the problem was discovered early on. Had he called at a later date, this would have been a very huge problem.
To address their foundation issues, we installed our unique PT3 system which involves us driving the best piers you can install deep through the clay beneath your homes. Why is it the best? It’s because the piers used are double-walled, sleeve-locked, concentrically-loaded steel-pressed piling piers that are stronger than concrete! We can make the pilings have a smaller diameter, so it can penetrate the clay much easier and much deeper, making the foundation much stabler. It’s more expensive than our other systems, but it’s a worthwhile investment as we don’t ever expect it to fail within the lifetime of the structure.
We needed to do a concrete breakout because one of the piers needed to be installed in a location that was surrounded by concrete. This process needed to be done carefully because one mistake could ruin the beauty of our client’s outdoor spaces. Our team square cut the hole with precision and attempted to match the texture on top by washing it after it dried a little bit to expose some of the aggregate. The results should produce a color whiter than the surrounding concrete, but it should match quite well as it ages.
As a final touch, we will also be installing root barriers in the fall. This is to ensure that no future foundation problems will be caused by the surrounding in their yard.
The entire project only took us 1 day to complete with a crew of four, our crew chief, and the project manager checking in to make sure operation was running smoothly.
