If cracks are small and narrow, it might not be a big deal. But cracks that seem surprisingly large could potentially pose dangerous problems! This homeowner moved into their home roughly three years ago. They recently noticed that the expansion joints in their house had opened up significantly quickly.
Remember what we said about wider cracks? Well, these were definitely too wide and could become a source of radon gas or water entry into their home badly. Aside from these foundation problems, there were brick damage around the front of the house. Definitely bad news!
To address our client’s problems, we first performed a very thorough inspection of the problem area so we could map out their foundation. Doing this manually could lead to many errors, so we used a state-of-the-art computer-assisted machine to get the most accurate measurements possible. With these measurements, we were able to pinpoint the problem area, assuring that the exact problem area would be addressed.

Other people start the job right away after this step, but we make sure to gather engineering reports, plumbing tests, and permits first. Doing so assures the homeowner that everything would be done correctly without causing other issues!
We then installed 10 PT2 System piers around the front perimeter of the house. These are concrete pressed pilings with rebar reinforcement, a cost-effective solution that comes with a solid lifetime transferrable warranty.
Our team drove the piers down to a more restrictive layer of clay that could better support the home above it. After those piers were set, we were able to lift the front of the house back into place, which closed the separations and brick cracks. Now that the foundation problems were taken care of, we could now perform cosmetic repairs to make sure the exterior of their home looks its best!
For the concrete breakouts in front of the garage, we square-cut them and matched the texture of the existing concrete as close as possible. We also tied rebar into the patch to make sure they don’t break with cars driving over them.
The onsite installation took only one day. And we were able to do this invasive work without disturbing the landscaping too much!
