Just like how trees and all the plants around your home change with the seasons, so does your home’s foundation… Or more specifically, the clay underneath. At least for some people’s homes, the clay sometimes expands and contracts according to the weather and the season.
It expands when there’s a lot of moisture, then contracts again when it gets hot and dry. This could lead to some problems, like cracks and separations on the walls or even the foundation settling deeper into the ground. These are exactly what our clients in McKinney dealt with.
They called us when they noticed some cracks and separations on the exterior of their home, and we came as soon as possible to assess the problem and implement some solutions.
Steel Piers and Foundation Watering System Installation in McKinney
To resolve the most pressing issue, which is the settling foundation, we installed 4 steel piers or our PT3 piers on the side of the home where the largest crack is. These are sturdier and a more permanent solution than concrete piers, which would relieve our clients of any further foundation problems in the future.
Once they were installed, we were able to lift the foundation back up and close the gap on the wall. But we didn’t stop there…
Our client wanted the root of the problem gone. The clay underneath their home expands and contracts, which causes the foundation to settle and the cracks to appear. Good thing, it’s not something a foundation watering system won’t fix.
We installed one with a smart timer, so that our clients wouldn’t have to manually water the foundation or keep track of the seasons to change the system. The smart timer is equipped with artificial intelligence to control the watering system. When it’s hot, it automatically waters the foundation. Likewise, when there’s been heavy rainfall, it won’t water at all.
We connected the watering system to a spigot along with the smart timer, filter, and pressure reducer. The filter and pressure reducer at the bottom will keep the hose free of sediments and will regulate the pressure to prevent any damage or malfunction to the hose.
With the steel piers and foundation watering system in place, our clients will not likely have any more foundation problems in the future.
