Mansfield Home Has Foundation Issues
A Mansfield homeowner started to notice several troubling signs around their home. First, cracks were appearing in the exterior of their home. Second, a lot of their doors were sticking, so opening and closing them had become difficult. These are two of many signs indicating that there were problems with their foundation, so they reached out to us.
Our team conducted a thorough inspection. The results showed how the interior of their home had sunk considerably lower relative to the surrounding areas. We believe that at one point in time, somebody installed piers around the perimeter, but the roots of the large trees close to the home reached past what those piers can support, causing the middle of the home to sink.
Addressing Foundation Problems in Multiple Steps
Solving their problem involved a multi-step project. Step one was to install 12 of our PT2 piers in the middle of the house. To do so, we had to clear the first floor and pull up the flooring. Their house was an older home with interior beams further apart than more modern slabs, so we installed some piers in between the beams. We then used a piece of steel angle iron to disperse the weight. This step took one day to complete.
The foundation work we did involved lifting their foundation, which caused plumbing damage as was expected. So for step two after the pier work was completed, the plumbing had to be repaired. We tested the plumbing to see what sections were affected, then any issues that arose were resolved. This took another day.
Once that step was completed, we came back to perform mudjacking. This process involved pumping a concrete mud slurry mix under their foundation to fill up the void. Because of how much we had to lift their house’s interior, the slab became very thin. Plus, the plumbing leak had already expanded the ground considerably. Mudjacking will help keep their foundation sturdy and stable. The final step was done in one day.
