Although your house might be structurally sound, it isn’t crack-proof. Whether these cracks are small or big, they can lower your home’s value, affect its physical beauty, and even put you and your loved ones at risk.
Do you know what the number one culprit behind these cracks is? If you said WATER, you guessed correctly! Water can leak into your house or pool up beside it, causing materials in your home’s structure to swell up and rot.
As these structural materials are exposed to water more often at longer intervals, they will slowly weaken, causing your walls to crack and crumble.
These foundation issues should not be ignored, as they can turn into bigger, more expensive problems.
The Cracks are Back in McKinney TX
A McKinney homeowner, who was a previous foundation repair client, saw an old brick crack open back up. Concerned the problem was back, they immediately called us.
Our team then conducted a thorough inspection, which was completely free as our client was still under warranty. We determined that there was too much water pooling next to the corner of their house. which had caused our system to fail.
It turns out that after we had installed our piers the first time, our client had his roof replaced and new gutters installed. This in turn changed how water was falling off their roof. The downspout located at the corner that directed a much more significant amount of water to the spot, eroding away a large area where water couldn’t escape the flower beds. You can see in the picture below that the brick is a little bit darker from the water. With all of that pooling next to the house, their foundation problem was back.
The homeowner’s water problem will be a relatively easy fix. All he needs to do is extend the downspout past the flower beds so it can drain away from the house without resistance. But the foundation problems the water had caused is an entirely different problem!
A Free Foundation Fix Under Our Warranty
Most, if not all, foundation companies would have voided the warranty due to the water. Unlike the rest, we at PermaTech Foundation Repair work on a warning system. In this system, our team will correct the issue the first time for free, as long as the customer takes care of the cause. We firmly believe that we won’t have this problem again as long as the maintenance issue is resolved.
Per our warranty agreement, we serviced the piers for free. It was an easy job of opening the holes back up to reveal the existing piers. We then removed the shims and retested the piers with our hydraulic ram, which assures the pier is driven down to its new refusal point. Once we tested the piers, we placed the jacks on them and lifted the house back into place, closing the cracks that opened back up.
After an hour and a half, the project was done! All our client had to take care of now was directing the water away from the foundation.
