It’s only natural for our homes to undergo wear and tear from the passage of time. But what would you do when the damage happens to your home’s foundation?
Diagnosing foundation problems on your own can be tricky. Attempting DIY remedies to solve these problems may only cause further issues, not just to your home but to your budget as well. Thus, it’s always best to call a professional for jobs that involve foundation damage rather than doing it yourself.
If your home is showing signs of sinking floors, misaligned doors, wall cracks, floor gaps, or expansion joint separations, it might be time to seek professional help to fix the issue. These early signs often tend to get overlooked, but this week’s client alerted us as soon as he noticed something off in his home. Can you guess the warning sign he saw? Read on to find out!
Cost-Effective Foundation Repair Systems for McKinney Homes
We were called over because a McKinney homeowner noticed how an expansion joint was opening up on the side of his house. He discovered it was a typical sign of foundation problems after looking it up on the internet, so he wasted no time in contacting our team to get our assessment.
To uncover the culprit, we conducted a thorough inspection. We were able to determine that their garage, which stuck out closer to the front street, was sinking considerably more than the rest of their house. At a glance, we were able to deduce that the large tree in front of their garage was way too close and causing the issues.
Tree roots can do a lot of damage to your home’s foundation, as these cause the clay beneath to shrink because of moisture changes. We educated the homeowner about how destructive trees can be, and what we can do to help stop the roots from causing further damage.
For situations like this, there are a variety of pier systems to choose from. Selecting the best system all comes down to cost efficiency. The PT3 system utilizes steel that can go deeper compared to concrete, but the PT2 system has concrete piers which are much more affordable while still doing the job. In our client’s case, we wouldn’t need to go too deep to solve their foundation problems, making the PT2 system the best choice.
Factoring the large tree on their property into the equation, our client needed more than just the PT2 system. Thus, we went for a two-pronged approach!
First, we installed our PT2 system to lift and stabilize their sinking foundation. We had to do concrete breakouts during the installation. Had an amateur company handled this, the beauty of the home’s exterior would have been ruined.
Since we’ve handled many projects like this before, we did a great job square-cutting the edges and matching the texture as much as possible.
Second, we installed a root barrier that would target the specific cause of their failing foundation. This barrier will protect the concrete piers as well as any areas of the foundation that didn’t have any installed. The spot where we needed to place the root barrier was a pretty tight fit, but our team was able to expertly squeeze it in without damaging our client’s retaining wall or sidewalk.
The two together took us only a day from start to finish. Our client was so relieved that the problem was fixed before it could get worse. Now, he can save money on unnecessary and preventable foundation repairs in the future.
