When you’re getting ready to sell your home, you’ve probably covered all the bases when it comes to things you can see on the surface: the sidings, roof, walls, floors, gutters and more. But what about what’s beneath the surface, like the foundation?
You might not know how critical your home’s foundation is. The foundation of your home is what serves as a base for the walls, keeping them secure. It also carries the other building elements of your house. Considering how important this is, it is in fact a primary concern for anyone interested in buying your home. A failing foundation is a huge turn-off that could scare away any potential buyers.
A failing foundation can cause damage to your property, lowering its value. It can also put the lives of you and your buyers at risk. It is prudent for a seller to ensure that his or her home has a stable and quality foundation. In this week’s blog post, we helped a McKinney seller achieve this. Read on to find out how we did it.
Stabilizing Homes with PT2 Foundation Repair Piers
A McKinney resident was renting out their house. When the tenants moved out, they decided they wanted to sell the home. As they were in the process of getting the house ready to sell, they discovered large cracks that could be signs of possible foundation problems.
Other signs of foundation problems include:
- Windows and doors that are difficult to close
- Sagging ceilings and floors
- Excessive moisture in your basement
- Gaps between exterior walls and windows
- Bowed exterior and interior walls
If you spot any issues like this in your home, you can contact a foundation repair professional to assess the situation, figure out the possible cause, and provide the best solution before things get worse. Doing so can put your mind and wallet at ease, since your family can be safe in a stable home PLUS repairs won’t be so expensive compared to letting everything snowball.
Because their home was exhibiting symptoms of a failing foundation, our team performed an inspection. We concluded that the foundation movement was due to the large trees that were much too close to the front of the house, affecting the integrity of the soil beneath the house.
Our team hydraulically pushed down 12 of our PT2 piers in strategic locations around the house into the restrictive layer of strata below their property.
Doing so pushed the foundation back up to its proper level, supporting and leveling their house. After a day of installation, the house is now ready to be sold!
We make sure to clean up when we’re done with every project as well, making the process as stress-free as possible for our clients.
Remember, any problems with your home’s foundation could affect your sales transactions. If you want to successfully sell your house, give our professionals a call or text at 214-326-0718.
