Helping a Home Investor Deal with an Unstable Foundation
In this week’s featured project, we cover another case of neglect. A home investor had purchased a home in Mesquite, with plans of fixing it up to sell. They discovered multiple cracks and separations, along with obvious slopes in the house! Walking through it felt like walking through a fun house, except this was the opposite of fun. It meant there was something very wrong with the foundation, which could be very costly to fix.
The Damage Caused by Neglect
The home investor understood they needed expert help to address these issues, so they called us. After our initial inspection, we deduced that the foundation problems were caused by years and years of neglect. No regular upkeep was done around the perimeter of the house and the foundation. Because there were too many large bushes and trees too close to the house, drainage problems ensued. And we all know what water does to foundations!
The Culprits
Installing the PT1 System to Address Foundation Problems
For this project, our main goal was to get the house level. We installed our PT1 System, which utilizes solid concrete pressed piling reinforced with steel rebars to keep the foundation stable. Our team used a total of 23 piers, with 3 installed inside the house.
Working Outside and Inside the Home
We did more than just install the system. The interior of the home had no grade beams or thicker pieces of slab at all, which means there would be no support for the piers. To resolve this, we had to install angle irons under the slab in the interior of the house as well as a long piece of steel below the foundation. This will disperse the weight of the house so it could be lifted.
