“Home is where the heart is.” From this age-old expression, we understand how much we treasure our homes. More than just a shelter, they are a sanctuary where we can escape the world. But what if our homes posed a danger to ourselves and the ones we care about?
Regular house maintenance is essential in the upkeep of the appearance and comfort of our homes. Neglect, on the other hand, will lead to big problems. What could have been minor fixes turn into major issues that become expensive disasters. Burst pipes, leaking roofs, wall cracks—all of these risks our safety and security as our homes turn into danger zones.
When it comes to house maintenance, one thing every homeowner should keep an eye on is the foundation. It might not be something that’s on top of everybody’s mind, but it’s the key to having a solid house. If damaged, your house would be unstable and you’d need to spend a lot on expensive repairs. For these reasons, you need to be wary of any sign that your foundation could be failing. Think of these signs as the tip of the iceberg. If you ignore them, your house’s health will sink like the Titanic. You would be subject to mold, plumbing problems, structural damage and more.
Helping a Home Investor Deal with an Unstable Foundation
In this week’s featured project, we cover another case of neglect. A home investor had purchased a home in Mesquite, with plans of fixing it up to sell. They discovered multiple cracks and separations, along with obvious slopes in the house! Walking through it felt like walking through a fun house, except this was the opposite of fun. It meant there was something very wrong with the foundation, which could be very costly to fix.
The Damage Caused by Neglect
The home investor understood they needed expert help to address these issues, so they called us. After our initial inspection, we deduced that the foundation problems were caused by years and years of neglect. No regular upkeep was done around the perimeter of the house and the foundation. Because there were too many large bushes and trees too close to the house, drainage problems ensued. And we all know what water does to foundations!
The Culprits
Installing the PT1 System to Address Foundation Problems
For this project, our main goal was to get the house level. We installed our PT1 System, which utilizes solid concrete pressed piling reinforced with steel rebars to keep the foundation stable. Our team used a total of 23 piers, with 3 installed inside the house.
Working Outside and Inside the Home
We did more than just install the system. The interior of the home had no grade beams or thicker pieces of slab at all, which means there would be no support for the piers. To resolve this, we had to install angle irons under the slab in the interior of the house as well as a long piece of steel below the foundation. This will disperse the weight of the house so it could be lifted.
