Foundation damage can have multiple causes, the most common of which is drainage. If the drainage on your property is in poor condition, you are putting you and your loved ones at risk in terms of safety, health, and money. Most people overlook their gutters and drainage. They think that as long as there aren’t any leaks in their roof, they’ll be fine. One shouldn’t forget that just because you can’t really see it, doesn’t mean there isn’t a problem. Water should be carried away from the foundation of our homes by our gutter and drainage systems. When they aren’t doing their job because they’re damaged or clogged, water will pool near foundations. This can cause thousands of dollars in damage to your foundation if overlooked.
If you start to notice that your foundation is getting damaged because of water, you need to call a professional right away. It’s very important that you are able to take the correct steps to fix the problem before it gets even worse. Read on to find out what we did to address the foundation issues of a local client.
Water Won’t Drain on Coppell Property
A Coppell homeowner was having BIG problems. The water in between their home and their neighbor’s was not draining fast enough. Because of that, the area was always muddy and grass wouldn’t grow there. Our team came in to assess the damage and find a solution before the problem would get even bigger.
During our inspection, we noticed how there were multiple gutter downspouts emptying their water between the two houses. Plus, the area was quite flat, explaining why the water wouldn’t drain! And there were signs of potential foundation problems.
Our team had decided that the best course of action to take for their unique situation would be to collect that water at the source—the gutter downspouts. This water would then be directed all the way to the street instead of just dumping it in the flat area.
Effectively Correcting Their Drainage
Our team installed catch basins on the property line along the downspouts, which would collect the water that would gather at the problem area.
We also installed a four-inch solid smooth wall drain pipe down the property line straight to the street. Smooth wall is much more preferred for our projects over black corrugated because the pipes are stronger and the water can move so much quicker.
At the curb, we bore a hole that would discharge the water at the street.
This hole looks a lot better compared to just cutting the street and patching the concrete. Aside from functionality, we also consider the form so our solutions don’t take away from the curb value of our client’s properties.
The entire project took only one day to complete.
