Installing a Root Barrier to Prevent a Foundation From Failing Further in Dallas
A homeowner just recently purchased this beautiful home in what’s called the “M-Streets” area of Dallas. Living in this neighborhood can give you small town feels without sacrificing the charming amenities of a big city. The large trees in the area offered the homeowner beautiful and enjoyable shade. However, our client had started to notice a separation forming in a room of their home closest to the tree, and that prompted them to contact us.
Our team conducted a thorough inspection and determined that it’s possible this tree was at fault. This room was an addition built on a slab, while the rest of the house was built on a pier and beam. Tree roots will affect slabs more than piers and beams. As they infiltrate the soil beneath your house structure, they will extract moisture and cause an imbalance of pressure in the soil, resulting in the damage mentioned above.
One way to address the problem without harming the tree and jeopardizing the house stability is Root Barrier Installation. The root barrier will act as a defense from the invading tree roots. We went with this solution and started by digging a deep trench between the house and the tree.
During the process of digging, we were able to remove an insane amount of roots. Then, we placed the root barrier into the trench to make sure the roots can no longer crawl underneath the home.
Aside from installing the root barrier, we also did some crawl space work. Why did we need to since the tree was the problem? While we were checking the main house for problems, our inspection showed that they did not reinforce their foundation when they added the second floor to the house. We were beginning to see evidence of the foundation failing. One beam was already twisting. Elsewhere along the beams, we were beginning to see the weight squeezing the wood.
To address the issue before things get worse, our team replaced 85 linear feet of beams under the main house and added an additional 15 pads and blocks. Doing so beefed up the beams and helped disperse the weight. This will save them from any foundation issues that would arise down the road.
All of this took only a day.
