A Fort Worth homeowner had noticed that a crack had popped up in a brand new tile they had recently installed. But to completely understand the situation, we need to do a little flashback! When they had first purchased their home, they had it checked. They had contacted a foundation contractor that told them they had foundation problems and would need $40,000 worth of foundation work to fix the issues. This would require tens of thousands of dollars more of remodeling inside the home. But their home inspector disagreed because there was barely any damage.
Now, back to the present. When they noticed the crack, they got scared that maybe the other contractor was correct. They decided to call us to check it out upon their friend’s recommendation, who we had recently serviced.
Lack of Maintenance Resulting in Damage on Fort Worth Home

After conducting a thorough inspection, we told them that we didn’t think the foundation was failing, contrary to what the previous contractor said. The measurements of their house looked fine. What we were worried about was the severe lack of maintenance around the perimeter of their home. We believed the lack of maintenance was causing the foundation to heave and settle too much, which had caused the damage they were seeing.
In the process, we were able to identify three areas that needed correction. One was the water runoff from the gutter downspouts. Another was the dry soils in the summer. The last one was dry soils again in the worst spots due to the large trees. The problem area was pretty much the perimeter of the foundation all the way around their home.
Strengthening Their Foundation with 3 Systems
We needed three solutions to address the three issues: root barriers, proper drainage, and a foundation drip line.

First, we installed 3 root barriers, which included a 40-foot long one around the front right corner of the house, a 60-foot long one around the back left corner of the house, and a 15-foot long one around the front left corner of the house. These were placed between three groups of trees that were the closest ones to the house as they could easily pull a severe amount of moisture out of the house’s supporting clays.

Next, we installed the drainage, which would extend the existing gutter downspouts underground to further away from the house. Our team did this for all the downspouts around the house. This will prevent any erosion in the areas where large amounts of water had pooled.

Our team then installed a foundation drip line around the entire perimeter of the house. This watering system is designed to water the foundation’s supporting clays, allowing it to move more consistently through the year’s changing seasons. We also installed a state-of-the-art Rachio 3 sprinkler controller that uses AI to control how water would flow to the foundation. Once set up, the homeowner won’t even have to mess with any settings as the systems will be ready to use.
All of this cost only one/third of the other contractor’s quote and took roughly 4 days for our crew to complete. Don’t forget how their entire foundation is now protected, too!
